Apartments Under 100,000 Manats Are Nearly Impossible To Find In Baku

Finding an apartment in Baku for less than 100,000 manats has become increasingly difficult as housing prices continue to climb across the Azerbaijani capital.

According to local reports citing market participants, the strongest price growth is currently concentrated in the central districts of Sabail, Nasimi, and Yasamal, where demand remains particularly high.

Real estate experts say the market has been especially active in the first months of 2026. Data from the Azerbaijan Society of Appraisers indicate that prices for apartments in older buildings rose by around 2-2.5% in February, while units in newly constructed residential complexes increased by approximately 3-3.5%.

Analysts expect the upward trend to continue throughout the year. Prices in older housing stock could rise by 5-7%, while apartments in new buildings may increase by 10-12%.

The fastest price growth is projected in properties sold during the early construction phase. In that segment, annual price increases could reach up to 17%, largely driven by rising construction material costs and higher building expenses.

Residents interviewed by local media say the affordability gap has widened sharply. In central parts of Baku, buyers now struggle to find apartments priced below 80,000-100,000 manats, while many properties are already listed between 300,000 and 500,000 manats.

Market specialists also point to the demolition of older residential buildings in central districts, which has reduced the overall supply of housing and pushed prices higher.

At the same time, expanded mortgage lending programs are boosting demand, further contributing to the steady rise in real estate prices across the city.

Experts warn that if the current trend continues, demand may increasingly shift toward suburban areas around Baku, where housing remains relatively more affordable.
