How To Privatize Land Leased From A Municipality In Azerbaijan

Land plots leased from municipalities in Azerbaijan can, in some cases, be transferred into private ownership, according to experts commenting on the privatization process.

They say the lease term itself does not prevent privatization. That means plots rented for long periods, including 49 or 99 years, may still qualify to be converted into private property.

To begin the process, the land’s archival records and original documents must first be reviewed. Specialists say it is also necessary to determine the exact coordinates and boundaries of the plot before submitting an official application to the relevant state authorities.

One of the main requirements is payment based on the land’s market value. Valuation companies may be involved in assessing the price of the plot depending on its location and other characteristics.

After the assessment is completed and the required payment is made, the leased land can be transferred into private ownership. Once that happens, the owner gains full rights to dispose of the property, including selling it, gifting it, mortgaging it, or using it at their own discretion.
