Azerbaijan Home Prices Rise 8.4% Year Over Year

Housing prices in Azerbaijan rose 8.4% in the third quarter of 2026 from a year earlier, with new homes posting a faster increase than properties on the secondary market, official data showed.

The State Statistical Committee figures, published on Oct. 16 by APA-Economics, showed that prices on the primary housing market climbed 10.4% year over year. Prices on the secondary market increased 8.4% over the same period.

The figures indicate that newly built housing continued to outpace the resale market, although both segments recorded substantial annual gains.

Compared with the second quarter of 2026, the overall housing price index rose 1.4% in the July-September period. Primary-market prices increased 1.3% quarter over quarter, while secondary-market prices rose 1.4%, according to the data.

Trend separately reported the same quarterly figures, citing the State Statistical Committee.

The index covers Azerbaijan as a whole rather than Baku alone. It measures changes in housing prices and does not represent the price of a particular apartment or the average cost per square meter.

The new data also suggest that price growth remained elevated after the second quarter, when housing prices had risen 8.6% from a year earlier and new-home prices had increased 12.4%.

For buyers, the latest reading means that the strongest annual pressure remains in the primary market. However, the smaller quarterly gains show that the index is rising more gradually over three-month periods than the year-over-year figures might suggest.
