Baku Land Prices Rise 17% as New-Build Apartment Costs Jump 14.3%

Land prices in Baku rose 17% year over year in September, while prices for apartments in newly built developments increased 14.3%, according to a new assessment by the Azerbaijan Society of Appraisers.

The report, comparing average market prices in September 2026 with the same month a year earlier, found broad increases across every major segment of the capital’s real estate market. Private-house prices climbed an average of 13.5%, commercial property prices rose 13%, and apartments in older buildings gained nearly 11%.

New-Build Prices Rise Fastest in Central Districts

Average prices for apartments in new developments increased 14.3% from September 2025. The sharpest rise was recorded in Sabail district, where prices climbed 22%.

Yasamal followed with a 20.6% increase, while Khatai recorded 19%. Prices rose 17.8% in both Nasimi and Narimanov, 16.4% in Nizami and 15% in Binagadi.

Compared with August, new-build apartment prices increased by an average of 1.4%. Sabail again recorded the largest monthly gain, at 2.15%.

Private Homes and Commercial Property

Prices for private homes across Baku increased an average of 13.5% over the year and 1.2% over the month.

Sabail led that segment with a 24.3% annual increase. Private-home prices rose 17.1% in Nizami, 16.9% in Narimanov and 16.6% in Khazar.

Commercial property prices increased 13% year over year and 1.5% from August. Sabail posted a 27% annual rise, while prices in both Nasimi and Narimanov gained 24.3%. Khatai recorded a 17% increase and Yasamal 12.6%.

Land Records the Biggest Average Increase

The land market posted the strongest average annual increase among the main property segments, with prices rising 17%.

The appraisers said their calculations considered market listings, comparisons with earlier periods, differences among districts, survey findings, supply-and-demand trends and each district’s share of Baku’s property market.

The percentages are therefore an assessment of market direction rather than a fixed rate applicable to every property or completed transaction. Actual prices can vary according to location, condition, size and other characteristics.
