BAKU, Azerbaijan - An apartment bought for 220,000 manats ($129,412) and rented for 800 manats ($471) a month would produce a gross annual yield of about 4.4%, implying a simple payback period of nearly 23 years before expenses.
The calculation highlights how high purchase prices can limit the income return from residential property even when an apartment remains continuously occupied.
At 800 manats a month, the property would generate 9,600 manats ($5,647) in gross rent over 12 months. Dividing that amount by the purchase price produces a yield of 4.36%, while dividing the price by annual rent gives a payback period of about 22.9 years.
One Vacant Month Extends Payback to 25 Years
If the apartment remains vacant for one month each year, annual rent falls to 8,800 manats ($5,176). The gross yield then declines to 4%, and the simple payback period increases to 25 years.
Those figures still exclude taxes, routine maintenance, major repairs and the replacement of furniture, appliances and interior finishes. An 800-manat monthly payment therefore should not be treated as 800 manats of net profit.
| Measure | Amount |
|---|---|
| Purchase price | 220,000 manats |
| Monthly rent | 800 manats |
| Gross rent for 12 months | 9,600 manats |
| Gross yield with full occupancy | 4.36% |
| Simple payback with full occupancy | 22.9 years |
| Gross rent with one vacant month | 8,800 manats |
| Simple payback with one vacant month | 25 years |
Expert Points to a 10-to-15-Year Benchmark
Real estate expert Elnur Azadov told Globalinfo.az that recovering a property investment in about 10 years is one benchmark for attractiveness. A 10-to-15-year period may be considered conditionally acceptable, he said, while a longer period can be justified in some cases by scarcity, historical value or other special features.
The payback calculation measures how long gross rent would take to equal the purchase price. It does not mean the apartment loses all value: the owner retains an asset that can later be sold.
Price Appreciation Is Not Guaranteed
Investors may also expect the apartment itself to appreciate. Azadov said Azerbaijan’s property prices had risen by an average of 10% to 12% a year or more over the previous five to six years, helping sustain interest in buying homes with mortgages for investment.
He said that strategy can appear attractive when mortgage rates begin around 8% and property values rise faster. Past price gains, however, do not guarantee similar increases in the future.
A complete investment calculation must separately account for the down payment, monthly loan installments, financing costs, periods without a tenant and the owner’s expenses.
