Owners Of Small Apartments May Receive Higher Compensation During Demolition

Owners of small apartments in Baku may receive higher compensation if their buildings are included in demolition or reconstruction plans.

The issue mainly concerns old apartments with an area of up to 30 square meters. Many of these homes are located in central parts of the capital, where real estate prices remain high.

Compensation is usually calculated based on the size of the apartment. While this approach may appear equal on paper, it often leaves owners of small apartments unable to buy a new home in the same area or nearby.

MP Vugar Bayramov said the issue has already been discussed in parliament. According to him, people who own small apartments face serious difficulties after receiving compensation, especially in central districts where housing prices are significantly higher.

One proposed option is to apply a higher compensation coefficient for smaller apartments. For example, if the average compensation is 2,500 manats per square meter, owners of small apartments could receive 5,000 manats per square meter.

Another option is to offer these residents a replacement apartment in the same area or nearby, so they are not forced to move to the outskirts of the city or enter the rental market.

Supporters of the proposal say such a mechanism could reduce public dissatisfaction and make reconstruction projects easier to implement. The issue is not only about money, but also about keeping people close to the neighborhoods, infrastructure and social environment where they have lived for years.
