At the beginning of June, daily summer house rentals in Azerbaijan started at around 40 to 50 manats ($24 to $29), while the most expensive properties were listed for up to 800 manats ($471).
By mid-July, the market had changed significantly. The summer season is now at its peak, many of the most desirable dates have already been booked, and the supply of affordable homes in popular seaside settlements has narrowed.
A review of current listings by Vesti Baku shows that the realistic starting price for a daily summer house rental near Baku is now around 80 to 120 manats ($47 to $71).
However, most homes with a swimming pool, private yard and acceptable living conditions are priced between 150 and 400 manats ($88 and $235) per day. Luxury villas can cost between 700 and 1,200 manats ($412 and $706), and in some cases even more.
Mardakan
In Mardakan, some properties are still available for around 120 to 150 manats ($71 to $88) per day.
One house with a swimming pool and basic amenities is currently listed for 140 manats ($82). Larger homes usually cost between 200 and 300 manats ($118 and $176).
The market also includes villas priced from 450 to 700 manats ($265 to $412), while some large luxury properties are listed for around 1,000 manats ($588) per day.
Shuvalan
Prices in Shuvalan also vary widely.
Smaller homes can be found for around 105 to 150 manats ($62 to $88). A 250-square-meter house is listed for 200 manats ($118), while larger properties measuring between 300 and 400 square meters cost approximately 320 to 400 manats ($188 to $235) per day.
Large villas with swimming pools, often marketed for family gatherings or group stays, can cost as much as 800 manats ($471) per day.
Bilgah
In Bilgah, the main price range is currently between 150 and 350 manats ($88 and $206).
Some large houses are listed for 150 manats ($88), although their condition, location and facilities can differ considerably.
Other listings include homes for 200 to 220 manats ($118 to $129), villas with swimming pools for around 300 manats ($176), and more expensive properties for approximately 350 manats ($206) per day.
Novkhani
Budget listings in Novkhani begin at around 120 to 150 manats ($71 to $88).
A 100-square-meter house with a swimming pool, barbecue area, gazebo and internet access is currently offered for 180 manats ($106) per day.
Larger homes measuring between 300 and 500 square meters generally cost between 200 and 400 manats ($118 and $235). Some large villas are listed for significantly more, with prices reaching 1,200 manats ($706) per day.
Pirshagi
Pirshagi remains one of the relatively affordable seaside destinations.
Basic homes can still be found for around 80 to 100 manats ($47 to $59), although houses near the beach with swimming pools are more commonly priced between 150 and 200 manats ($88 and $118).
One four-room summer house located about five minutes from the sea is listed for 170 manats ($100) per day. A 240-square-meter villa situated roughly 200 meters from the coastline is offered for 200 manats ($118).
Fatmai and Goradil
In Fatmai, Goradil and some of the less expensive coastal areas, rental prices generally begin at around 100 to 150 manats ($59 to $88).
Homes with swimming pools and larger yards may cost between 200 and 300 manats ($118 and $176).
One current listing in Fatmai offers a summer house for 200 manats ($118), while prices in Goradil range from approximately 100 to 300 manats ($59 to $176).
Affordable Listings Are Disappearing
The 40 to 50 manat price range seen earlier in the season is now largely absent from the most popular summer destinations around Baku.
At the height of the July season, a realistic minimum budget for a seaside stay is around 100 to 150 manats ($59 to $88) per day.
Those looking for a house with several bedrooms, a swimming pool and a landscaped yard should expect to pay between 200 and 400 manats ($118 and $235).
The upper end of the market has almost no fixed ceiling. Villas with large grounds, expensive interiors, several bedrooms, swimming pools and entertainment areas are offered for between 700 and 1,200 manats ($412 and $706) per day.
At full occupancy, such a property could generate tens of thousands of manats for its owner during a single summer month.
Prices advertised online are often only starting rates. The final cost may depend on the day of the week, the number of guests, the length of the stay and the specific dates requested.
Owners frequently charge more for weekends and public holidays.
Tenants should also be cautious when asked to transfer a deposit in advance. They should verify the property, confirm the identity of the owner or agent, agree on all conditions and document any payment.
Fraudulent listings using stolen photographs or false addresses continue to appear on the short-term rental market.
The July market shows that affordable summer house rentals near Baku are still available, but the selection has become much narrower.
In the most popular settlements, a decent house with a swimming pool has effectively moved into the 150 to 200 manat ($88 to $118) range, while a stay in a large modern villa can now cost as much as a room in an upscale hotel.
