Summer house rentals near Baku are already drawing strong demand, even though the summer season has not yet begun.
Realtors say many homes in the capital’s most popular coastal settlements are being booked in advance. Demand is especially high in Mardakan, Shuvalan, Buzovna, Nardaran and Bilgah, where families traditionally look for homes with larger yards, pools and better conditions for the summer months.
Daily rentals in those areas usually start at around 300-500 manats, while monthly rentals begin at about 1,500 manats. But lower-priced homes are limited, and many of the most desirable properties are already being reserved.
At the upper end of the market, prices are far higher. Houses with quality renovation, several rooms, large land plots, pools, two floors and summer kitchens can cost 15,000-20,000 manats a month. In some cases, monthly rents reach 30,000-40,000 manats.
Realtor Hajibala Guliyev said there is demand for homes priced at 1,000-1,500 manats, but such offers are scarce. Tenants are mostly focused on renovation quality, the number of rooms, land size and whether the property has a pool.
The strongest demand is concentrated in the 2,000-5,000 manat range, where many renters are looking for a balance between comfort and price. But even in that segment, realtors say supply is not large enough to meet interest.
Market listings also show how wide the price gap has become. Recent rental offers include homes in Mardakan and Bilgah for around 4,000-7,000 manats a month, while premium properties in coastal projects and high-demand settlements can climb much higher.
Realtors warn that prices may rise further as summer approaches. Many tenants are trying to book early, expecting fewer available homes and higher prices once the season begins.
The market now reflects a sharper divide in summer living around Baku. For some families, renting a summer house remains a seasonal tradition. For others, especially those looking for a pool, a large yard and a better location near the sea, it is increasingly becoming a luxury.
