Buying land and building a home no longer guarantees savings over purchasing a completed property near Baku. Lower-priced plots remain available farther from the city, but construction, utilities, documents, road access and commuting can significantly increase the final cost.
The family of Nijat Iskandarli initially considered buying an apartment before exploring land for a house. Iskandarli said plots closer to Baku were substantially more expensive, while travel from cheaper settlements could offset part of the savings, according to Vesti Baku.
Prices Vary Sharply by Location
Current listings illustrate the range. A four-sot plot in Gobu is offered for 8,800 manats. The seller says gas, water and electricity lines are about 50 meters away and lists a 500-manat brokerage fee.
An eight-sot plot in Gobu is listed for 52,000 manats, while a two-sot plot in Saray is offered for 24,000 manats. These are asking prices, not confirmed transaction values, and buyers should independently verify each property’s documents and specifications.
Buyers seeking lower prices are looking in Gobu, Hokmeli, Jeyranbatan, Saray and Ramana, an expert interviewed for the report said. Proximity to Baku, road quality, infrastructure and title documents all affect the price. Buying land can still give families control over the layout and quality of construction.
Land, however, is only the first expense. A meaningful comparison with a completed house or apartment requires a full estimate covering construction and utility connections.
