Rental prices in Azerbaijan’s capital continue to climb amid strong demand and limited housing supply, making affordable accommodation increasingly difficult to secure for students and young families.
Current monthly rents across Baku range roughly from 250 to 1,400 manats, with higher prices concentrated in central districts where infrastructure, commercial activity, and population density remain strongest. In some neighborhoods, including Nasimi and Sabail, rents for apartments in newer buildings can reach up to 1,700 manats, according to market participants.
Lower-cost options are typically found in outlying districts such as Garadagh and Pirallahi, though even entry-level one-room apartments now start near 500 manats – a level widely viewed as burdensome for lower-income households.
Real estate specialists attribute the upward pressure primarily to an imbalance between demand and available rental units, a trend reinforced by steady urban migration and limited expansion in the rental housing stock.
Further increases are expected in July and August, when the arrival of university students from the regions traditionally intensifies competition in the capital’s rental market, said Vugar Orujov, head of the national appraisers’ association.
The trajectory of rents has become a broader indicator of urban affordability pressures in Baku, where rapid development and demographic concentration continue to reshape housing access in the city’s growing economy.
