Eight Buildings Slated for Demolition in Baku’s Nizami District

Plans call for eight unsafe or end-of-life buildings to be demolished in Baku’s Nizami district, with residents expected to receive compensation, according to Azerbaijani property appraiser Vugar Oruj.

Oruj, chairman of the Azerbaijan Appraisers Society, said the buildings are located on or near Elshan Suleymanov, Kamil Balakishiyev, Mammadali Sharifli and Rizvan Teymurov streets, as well as in the direction of Babek and Jamshid Nakhchivanski avenues. The list does not mean that every building on those streets will be removed; the report refers to eight specific properties and did not provide their full addresses.

The proposed work is linked to Baku’s General Plan through 2040. Most of the properties are described as dormitory-type buildings whose useful life has expired or whose condition has become unsafe.

Oruj said some demolition and relocation projects may be financed by the state, with parks or other public spaces created on the cleared land. Other sites could be redeveloped with private investment and new residential buildings.

Compensation is expected to vary by property. Factors can include a building’s location, proximity to major roads, surrounding infrastructure and other characteristics of the area. No uniform compensation rate or resident-by-resident calculation has been approved in the information published so far.

The original report, including a video segment, was published by Vesti Baku.
