Demand for summer houses and villas in and around Baku has risen sharply, pushing monthly rents for premium properties near the Caspian Sea as high as 20,000 manats ($11,765).
Properties close to the coast, with large yards, swimming pools and modern amenities, are attracting the strongest demand. Monthly rents generally start at around 1,000 manats ($590), but prices vary significantly depending on location, size and proximity to the sea.
Luxury villas on or near the first coastline are the most expensive. Some are valued at around 1 million manats ($588,000) on the sales market and are offered for rent at between 10,000 and 20,000 manats ($5,880 to $11,765) per month.
In Nardaran, monthly villa rents range from approximately 4,500 to 20,000 manats ($2,650 to $11,765). Prices in Bilgah range from 2,500 to 17,000 manats ($1,470 to $10,000), while properties in Pirshagi are offered for 1,500 to 14,000 manats ($880 to $8,235).
In Mardakan, summer houses typically cost between 3,500 and 15,000 manats ($2,060 to $8,825) per month. In Shuvalan, rents range from 1,500 to 8,500 manats ($880 to $5,000).
Daily villa rentals in Baku’s suburbs start at around 150 manats ($88) and can reach 500 manats ($295). Premium beachfront properties may cost as much as 1,000 manats ($590) per day.
Demand is also growing in Azerbaijan’s tourism regions, where daily rental prices range from about 50 to 800 manats ($30 to $470), depending on the location and level of comfort.
Experts say the sharp increase in sale prices for summer houses along the Baku and Absheron coastline has also driven rents higher. As a result, investors are increasingly turning to tourism destinations outside the capital, where properties can be rented out during several seasons rather than only in summer.
More affordable options remain available in settlements farther from the sea, including Zira, Hovsan and Mashtaga.
