BAKU, Azerbaijan - The median asking rent for commercial property in Azerbaijan rose 6.7% in October from the previous month, according to the Azerbaijan Chamber of Appraisers.
The median rate increased from 15 manats ($8.82) to 16 manats ($9.41) per square meter, while the median monthly rent for a property reached 2,000 manats ($1,176), Vesti Baku reported.
The Chamber of Appraisers’ commercial rental index climbed from 98.4 in September to 104.9 in October, a 6.7% month-on-month increase, according to the chamber’s October property-market report.
The chamber cautioned that offices, shops, restaurants, warehouses and production facilities have different characteristics. Changes in the mix of properties offered by use and size can affect the overall median, meaning the index increase should not automatically be applied to every individual property.
Commercial Sales Remain Nearly Flat
Commercial property sale prices were largely unchanged. The median sale price was 2,869.6 manats ($1,688) per square meter in October, down 0.05% from September. The commercial sales index held at 98.4, or 1.6% below the April 2026 base level.
Land prices continued to rise. The median asking price reached 16,250 manats per sot, a unit equal to 100 square meters, while the land index increased 2.2% from September. Compared with the April 2026 base period, the index was up 21.9%.
The chamber said land values depend on location, intended use, utility and transport infrastructure, parcel size and documentation. It warned that the aggregate increase should not be directly applied to every plot.
