The approach of summer has brought new activity to the market for summer houses in Baku and the Absheron Peninsula, with demand rising especially for properties near the sea and homes that can be rented out daily or monthly.
According to real estate agents cited by Xəzər TV, interest has increased in houses used for weekend stays as well as in properties purchased as rental investments.
In Baku, seaside summer homes are mostly concentrated in Badamdar, Mardakan, Shuvalan, Hovsan and Turkan. In Absheron District, demand is focused on Novkhani and Fatmai.
Prices vary sharply depending on location, distance from the sea, the size of the land plot, the condition of the house and whether the property has proper ownership documents.
In Badamdar, standard summer houses now cost from about 350,000 manats to 1.2 million manats, or roughly $206,000 to $706,000.
In Mardakan, one of the most sought-after seaside areas near Baku, house prices range from about 350,000 to 800,000 manats, or around $206,000 to $471,000, depending on proximity to the sea and overall condition.
More affordable options are available in Hovsan and Turkan, where seaside homes are priced between 150,000 and 450,000 manats, or about $88,000 to $265,000.
In Novkhani and Fatmai, prices for seaside houses vary from 250,000 to 800,000 manats, or roughly $147,000 to $471,000.
Some lower-priced offers remain in other Absheron settlements. In Jorat, three-room houses on plots of about two sot can be found for 80,000 to 85,000 manats, or about $47,000 to $50,000. Two-story houses on three-sot plots are offered for 150,000 to 250,000 manats, or around $88,000 to $147,000.
In Novkhani, land prices range from 8,000 to 20,000 manats per sot, or about $4,700 to $11,800. Real estate agents say demand is strongest for homes near main roads and close to the sea.
Not every area is seeing growth. In some Absheron settlements, including Masazir and Mehdiabad, homes affected by flooding problems have dropped in price. Properties that previously sold for 85,000 to 100,000 manats are now being offered for 65,000 to 70,000 manats, or about $38,000 to $41,000.
Rental prices are also rising with the season. Daily rent for summer houses now starts from about 150 manats, or $88, while better-located seaside homes can cost more.
Real estate agents say prices for summer houses have increased by about 15 percent compared with last year. Still, demand is uneven and depends heavily on weather, road access, documents and the condition of each settlement.
Real estate expert Elnur Farzaliyev said demand for private houses, land plots and summer homes usually begins rising in April and May and continues through the end of August.
He said one of the main reasons for price growth is the limited supply of documented land plots suitable for private housing and summer homes. Buyers increasingly prefer houses with proper ownership papers, which are seen as safer for both personal use and investment.
Farzaliyev also noted that over the past five years, more buyers have started looking beyond Baku and Absheron, seeking summer properties in Azerbaijan’s tourism regions as well.
The trend shows that summer houses are no longer only a seasonal comfort purchase. For many buyers, they have become a separate investment segment tied to domestic tourism, weekend travel and short-term rental income.
