Apartment prices in parts of Khirdalan have fallen by 10% to 15% as chronic traffic congestion and infrastructure problems weigh on buyer demand, according to real estate specialists.
Real estate expert Elnur Farzaliyev said some homeowners were accepting below-market prices in order to sell and relocate. He cited congestion on the Baku-Sumgayit highway and on Khirdalan’s internal roads as a growing factor in buyers’ decisions, with long commutes reducing the appeal of the city’s proximity to Baku.
“Traffic and infrastructure problems are affecting the housing market,” Farzaliyev said in a report carried by Bizim.Media, citing Xazar TV. The report said asking prices were generally 80,000 to 120,000 manats for two-room apartments, 54,000 to 124,000 manats for three-room units and 129,000 to 149,000 manats for four-room homes.
The decline is not uniform across the wider Baku suburban market. Farzaliyev said prices in the capital and several other nearby settlements have continued to rise rather than fall. In Masazir, however, a combination of large supply and weaker demand can also push prices down by as much as 15%.
Older apartments in Khirdalan’s five-story buildings are often not eligible for mortgage financing, further narrowing the pool of potential buyers. Khirdalan nevertheless remains an option for displaced residents and for households selling homes in Baku but unable to afford another property in the capital.
Real estate expert Ramil Osmanli said one-room homes in Pirallahi can be found for roughly 30,000 to 35,000 manats, while lower-priced properties are also available in Buzovna, Mardakan and more remote settlements, although some are of substandard quality. By contrast, one-room apartments in Yeni Guneshli, Surakhani and Sabunchu now approach or exceed 100,000 manats.
Demand is strongest for compact one- and two-room homes. Developers have responded by shifting from larger three-room and bigger projects in central areas toward smaller apartments and studio layouts.
