Building Your Own House From Scratch Can Cost Less Than A Baku Apartment

Rising real estate prices in Azerbaijan are pushing more buyers to consider an alternative to ready-made housing: purchasing land and building a private home from the ground up.

According to experts cited in the report, this option can be more cost-effective if the plot is bought in the right location, particularly in settlements around Baku and across the Absheron Peninsula.

The logic is simple: instead of paying a premium for an apartment in the capital, buyers can invest in land and build a house tailored to their own needs and budget.

One expert said the average construction cost, including the land component, is around 1,000 manats per square meter. That is far below the average apartment price in Baku, where the market rate is now around 3,500 manats per square meter and even higher in some districts.

Among the areas named as relatively more affordable for land purchases are Mammadli, Masazir, Sulutepe, Hovsan and areas near Zikh. At the same time, the expert warned that buyers in Masazir should be especially careful to avoid plots located in former lake zones or areas that were later dried out.

He also said titled plots can still be found in places such as Saray, Fatmai and Mammadli for around 4,000 to 5,000 manats per sot. But prices rise sharply closer to the capital. In some locations, the price of one sot already reaches 55,000 to 60,000 manats.

In the end, the better option depends on the buyer’s budget, the chosen area and how realistic their construction plans are. For some, a ready home offers speed and convenience. For others, building from scratch may be the cheaper long-term play.
