A three-bedroom apartment overlooking Baku’s Formula 1 circuit is being advertised for 1,500 manats a day during the Azerbaijan Grand Prix.
According to the same listing, the daily rate outside the race dates is 170 manats – making the Grand Prix asking price nearly 8.8 times higher.
The property, on Pushkin Street, has two large balconies facing a turn on the street circuit. The listing explicitly says the higher daily rate applies to September 24-26.
Other race-facing properties are priced lower. A furnished, 100-square-meter apartment on Khagani Street with a balcony overlooking the circuit is listed for 400 manats a day.
A separate listing on Istiglaliyyet Street offers daytime race viewing for 200 manats per person, while overnight accommodation is priced separately. That per-person viewing offer is not a whole-apartment rental rate.
Real estate expert Nofel Guliyev told a local television report that sought-after apartments with balconies or terraces can be offered for around 500-800 manats during the event.
Owners along the course, including areas near Azneft Square and Neftchilar Avenue, are marketing the chance to watch the cars from a private balcony, according to the report.
Vugar Oruj, chairman of the board of the Azerbaijan Society of Appraisers, said daily rates near the circuit could rise by about 40% over the race period. He estimated that apartments with a direct view of the cars could be offered at around 400-600 manats a day. His percentage is a forecast, rather than a measured increase across the rental market.
Formula 1’s official timetable schedules practice for Thursday, September 24, qualifying for Friday, and the 51-lap Grand Prix for Saturday, September 26, at 3 p.m. Baku time. The Baku City Circuit measures 6.003 kilometers.
For apartment owners along that circuit, a balcony can turn three race days into an unusually lucrative short-term rental opportunity. Actual booking prices and availability may differ from the figures shown in listings.
