The most expensive homes outside Baku are now concentrated in regions of Azerbaijan with strong tourism potential, including Gabala, Gusar, Ismayilli, Lankaran and Shaki.
According to Milli.Az, prices in these areas are shaped not only by residential demand, but also by investment interest and the growing market for daily rentals.
Gabala remains one of the most expensive regional destinations. Private houses of 120-150 square meters start at around 120,000 manats and can reach 220,000 manats. Newly built villas with modern amenities usually range from 240,000 to 565,000 manats.
In the premium segment, some villas in Gabala exceed 1 million manats. These properties usually have five to seven rooms and sit on land plots of 5-10 sot. They often include a swimming pool, central heating, heated floors, a large garden and mountain views.
High prices are also seen in Gusar, especially around the Shahdag tourism complex. Villas in this area generally cost between 180,000 and 400,000 manats, while mountain-view homes with premium renovation can reach 500,000-900,000 manats.
Their main advantages are proximity to the tourism center, strong rental potential in both winter and summer, and the surrounding natural landscape.
In Ismayilli, particularly in Lahij and mountain villages, private homes are usually listed for 100,000-250,000 manats. Modern villas are offered for 300,000-500,000 manats. These properties stand out for their large land plots, forest and mountain views, gardens and favorable conditions for recreation.
In Lankaran, the most expensive properties are located near the sea and in recreation zones. Average prices range from 80,000 to 250,000 manats, while elite villas can start at 500,000 manats and rise to 1 million manats. These homes typically feature large yards, swimming pools, modern renovation and proximity to the sea.
In Shaki, higher prices are seen near the historic center and tourist areas. Private houses generally cost 80,000-200,000 manats, while large modern villas can reach 250,000-350,000 manats.
As of June 2026, the most expensive homes outside Baku are being sold in the Shahdag area of Gusar, in Gabala and in prestigious parts of Lankaran. In these locations, premium villas often start from around 500,000 manats and in some cases exceed 1 million manats.
The highest prices are usually recorded for homes with swimming pools, large land plots, mountain or sea views and strong potential to generate income from tourist rentals.
