Baku Land Prices Range From 1,500 Manats ($880) To 550,000 Manats ($323,500) Per Sot

Land prices continue to rise across Baku, but the gap between the Azerbaijani capital’s districts remains enormous. Depending on location, documentation and permitted use, the asking price for one sot of land can vary by hundreds of thousands of manats.

One sot equals 100 square meters, or approximately 1,076 square feet.

According to the Azerbaijan Society of Appraisers, the strongest month-over-month increase in land prices in June 2026 was recorded in the Sabunchu district, where prices rose by 3.7%.

Surakhani followed with an increase of 3.5%, while prices rose by 3.3% in Binagadi, 3.2% in Khazar and 3% in Garadagh.

Land prices increased by 2.9% in Khatai, 2.8% in Sabail and 2.7% in Narimanov. Yasamal, Nasimi and Nizami each recorded growth of 2.6%, while the lowest increase was registered in Pirallahi at 2.3%.

An AZE.US review of current property listings found the following approximate asking-price ranges for one sot of land:

  • Nasimi: 63,000 to 550,000 manats ($37,100 to $323,500)
  • Yasamal: 50,000 to 420,000 manats ($29,400 to $247,100)
  • Narimanov: 82,500 to 375,000 manats ($48,500 to $220,600)
  • Khatai: 25,000 to 145,000 manats ($14,700 to $85,300)
  • Sabail: 22,500 to 110,000 manats ($13,200 to $64,700)
  • Nizami: 47,000 to 100,000 manats ($27,600 to $58,800)
  • Binagadi: 12,500 to 100,000 manats ($7,400 to $58,800)
  • Sabunchu: 7,000 to 70,000 manats ($4,100 to $41,200)
  • Khazar: 1,500 to 50,000 manats ($880 to $29,400)
  • Garadagh: 1,500 to 26,700 manats ($880 to $15,700)
  • Surakhani: 6,500 to 21,500 manats ($3,800 to $12,600)
  • Pirallahi: 7,000 to 9,700 manats ($4,100 to $5,700)

The figures reflect prices requested by sellers rather than completed transaction values. Current listings show especially wide variations within central districts such as Nasimi, Yasamal and Sabail, where the value of land can change sharply depending on the street and its potential for commercial or residential development.

For example, plots in outer parts of the Khazar district may be offered at only a few thousand manats per sot, while land in Mardakan, Shuvalan and Buzovna can cost tens of thousands of manats. In Sabunchu, lower-priced plots can be found in Mashtaga, while land in Bakikhanov is considerably more expensive.

The price difference is driven by more than proximity to central Baku. Other major factors include whether the property has an official title deed, its designated use, access to utilities, road frontage, construction rights and the overall size of the plot.

Buyers should be particularly cautious about the cheapest listings. A low price may indicate that the property lacks a title deed, is designated for agricultural use, has poor road access or cannot legally be used for residential construction.
