Rental prices in Baku could increase by 10-15% ahead of the new academic year as thousands of students arrive in the capital and competition for affordable apartments intensifies.
The strongest demand is currently being recorded in the Nasimi, Narimanov and Yasamal districts, followed by Khatai and the residential microdistricts of Binagadi.
According to the Azerbaijan Society of Appraisers, the market’s busiest period typically runs from August through the first half of September. Apartments near universities, metro stations and major transportation routes are usually rented first and command higher prices.
The declining availability of apartments in Baku’s older housing stock is also placing upward pressure on rents, pushing more tenants toward newer residential buildings, where prices are generally higher.
This year, changes to the Baku Metro network may also reshape where students choose to live.
Train service between the 28 May and Nizami stations was suspended on August 15 as part of work to separate the metro’s Red and Green lines. The main construction phase is expected to continue for approximately 10 to 11 months.
Vugar Oruj, chairman of the Azerbaijan Society of Appraisers, said the disruption is unlikely to cause a sharp citywide increase in rents. Instead, it could redistribute demand between different parts of Baku.
Interest may weaken in neighborhoods where travel to universities has become more complicated, while demand could increase in other parts of Yasamal, particularly around the 20 January, Inshaatchilar and Elmlar Akademiyasi metro stations.
The overall rise in rental prices is therefore expected to be driven primarily by the seasonal influx of students and limited housing supply, rather than the metro restrictions themselves.
Apartments offering convenient access to universities and public transportation are likely to see the steepest increases. In less accessible locations, weaker demand could limit or even prevent seasonal price growth.
Market activity is expected to slow after the main wave of student arrivals ends in the second half of September, potentially bringing greater price stability.
