Apartment owners in Azerbaijan can typically earn monthly rent equal to 0.3% to 0.5% of a property’s sale price, according to real estate expert Elnur Farzaliyev.
A home valued at 100,000 manats ($58,800), for example, could generate around 500 manats ($294) in monthly rent, Farzaliyev told Qaynarinfo.
At the upper end of that range, the gross annual rental yield would be about 6%, allowing the investment to pay for itself in roughly 17 years. A yield of 0.3% per month would extend the payback period to nearly 28 years.
Those estimates do not account for taxes, repairs, periods when the apartment is vacant or other ownership expenses.
Farzaliyev said rising property values could significantly increase an investor’s overall return. In some periods, he noted, real estate prices have risen by 15% to 20% annually, also pushing rental rates higher.
An apartment purchased for 150,000 manats ($88,200), for example, could be offered for 250,000 to 300,000 manats ($147,000 to $176,500) five years later, he said.
Such gains, however, depend on market conditions and are not guaranteed. Location, demand, infrastructure and future development plans can all affect a property’s resale value and rental potential.
Farzaliyev advised buyers seeking investment income to examine rental prices and sales activity in the area before making a purchase.
Properties in high-demand neighborhoods are generally easier to rent immediately and may have stronger prospects for appreciation.
He also urged caution when purchasing agricultural or other restricted-use land, warning that such plots may be difficult to lease or resell.
For investors, the key calculation is therefore not simply the purchase price, but the combination of rental yield, ongoing expenses, liquidity and the property’s potential to increase in value.
