The summer rental market around Baku is already heating up, with listings in popular coastal settlements showing a sharp divide between rare budget homes and high-end villas priced like luxury assets.
In areas such as Mardakan, Bilgah, Shuvalan, Buzovna, Nardaran, Novkhany and Sea Breeze, monthly rents vary widely. The lowest listed options start at around 1,000-1,500 manats, but those offers are limited and often do not match what many families expect from a comfortable summer house.
Recent listings show scattered low-end offers, including homes around 1,000 manats in Bilgah, 1,200 manats in Mardakan and Buzovna, and 1,300 manats in Buzovna. These prices remain the bottom edge of the market rather than the real center of demand.
A more realistic entry point for many renters begins closer to 2,000-3,500 manats a month. In that range, listings appear in Mardakan, Novkhany, Buzovna, Pirshaghi, Goradil, Shuvalan and Nardaran. These are usually houses with several rooms, a yard and basic conditions for summer living, though the selection narrows quickly if tenants want a pool, good renovation and a stronger location.
The densest part of the market is around 4,000-6,000 manats a month. Many homes in Mardakan, Bilgah, Buzovna and Shuvalan fall into this range. For that price, renters can often find four- to six-room houses with roughly 200 to 500 square meters of space, depending on location, condition and amenities.
This price band has become the working middle of the summer house market: not cheap, but not premium either. It is where many renters try to balance cost, comfort, room count, yard size and access to a pool.
Above that level, the market becomes more status-driven. In Mardakan and Bilgah, many listings run from 7,000 to 10,000 manats a month. Shuvalan also has offers around 10,000-12,000 manats, while Bilgah includes properties listed at 12,000-15,000 manats.
At the top end, the numbers move into a different category. Sea Breeze listings include monthly offers of 15,000, 18,000, 23,000, 25,000 and even 35,000 manats. Bilgah has listings around 30,000 manats, while Nardaran includes properties priced at 20,000-25,000 manats.
Those premium homes are being marketed not simply as summer houses, but as a full seasonal lifestyle: larger floor areas, expensive renovation, pools, landscaped grounds, proximity to the sea and access to private or resort-style infrastructure.
The result is a market split into clear layers. Around 1,000-1,500 manats, options still exist, but they are few and often modest. Around 4,000-6,000 manats, renters find a much wider choice. At 15,000-25,000 manats and above, summer rental becomes a luxury segment tied to location, space and prestige.
Realtors expect prices to rise further as summer approaches. Demand remains strong for homes with pools, large yards and quality renovation, while affordable listings in the most popular settlements remain limited.
For families looking for a summer house near Baku, the message is clear: the earlier they search, the better their chances. Waiting until the season begins may mean fewer choices and higher prices.
