Landslide In Baku White City Raises Questions Around Construction Safety Near Park Hill Sky Site

A section of sidewalk has been damaged in Baku White City after a landslide occurred near a construction excavation on Central Boulevard Street, raising questions about safety controls in one of the capital’s most expensive urban districts.

The incident reportedly took place near the Park Hill Sky project, where excavation work had been carried out for the building’s foundation. Images from the area showed damage to the pavement close to the construction site.

Real estate expert Ramil Osmanli, head of the Real Estate Expert Center, told Globalinfo.az that he had inspected the area shortly after the incident. According to him, the visible evidence suggests the landslide was connected to the excavation work.

“From what can be seen, the landslide is related to the company’s foundation excavation. The collapse happened exactly near that excavation. This is a technical issue,” Osmanli said.

He said the problem may have been caused by insufficient reinforcement around the excavation site. In dense urban construction, especially in areas with high property values and heavy pedestrian use, foundation pits normally require proper support and stabilization works.

Osmanli said he does not expect the incident to have a serious or long-term impact on property prices in Baku White City. In his view, the case points to a specific construction and engineering failure rather than a broader problem with the district itself.

Still, the incident is a reminder that prestige alone does not remove basic construction risks. Baku White City remains one of the city’s most desirable real estate locations, but buyers are increasingly looking beyond the façade, location and project branding. The quality of engineering work around a property is becoming part of the real value calculation.
